  • What You Need To Know About Dogs and Apartment Leasing in Houston, TX

    If you are planning on moving into your new apartment home and you are planning on bringing your dogs with you, there are a few pieces of vital information you should know before you sign your lease. Many properties have different rules regarding pets. Some of our clients have signed leases only to figure out that their pet will not be accepted at the property.

    If you are looking to lease a new apartment home, and are wanting to bring your pet, or want to be able to have a pet live with you in the future, here are some quick rules to help you with your search.

    1) Many apartments will have a weight limit. Check with you leasing agent before you tour the property. Many apartment communities will set limits internally. If your pet exceeds the weight limit your pet will probably be denied. However, there are many great apartments to choose from in the Houston area.

    Some properties will allow dogs near 100 lbs. Check Alexan Lofts in Downtown Houston. They do accept large dogs.

    2) The next category you will need to be concerned with will be the breed of your pet. Almost all apartment homes will not accept aggressive breeds. These will include German Shepherds and Dobermans. If you have a non-aggressive breed they will most certainly accept your pet. If it is a mixed breed, and it looks aggressive, you will need to run it by the property manager or leasing agent.

    North Post Oak Lofts is a brand new property that accepts pets, but the weight limit is 25 pounds.

    3) Does the property charge pet rent.

    Many apartments today will charge a monthly rent for your pet. Some of our customers get angry at the idea of this fee.  Of course you will always have a choice. And there are many communities that are pet rent free.

  • Don't Forget to Fill Out Your Galleria Apartment "Report Card" Form

    When you arrive into your new apartment home you will sign your lease and pay your first month's rent. The leasing agent will give you your keys and your lease contract, and will also provide you with a form related to the status of your new apartment home.  Well many renters are not exactly sure what this form is used for,   many residents simply throw the form away.  You might want to think twice about not only filling this form out, but also return it in a timely fashion.

    If you read the fine print in your lease contract you will be responsible for any repairs that fall outside the boundaries of the normal wear and tear that is associated with apartment living. For example if you break a window or stain the carpet with red wine, this would fall outside of normal wear and tear. 

    A carpet that has been worn down or chipped paint would probably fall into the category of normal wear and tear. The form that your leasing agent provides you with should break down your apartment home into section like kitchen and bedrooms.  It will probably break items down further including the refrigerator, sinks, cabinetry, etc. This will be your opportunity to clarify if anything is not in working order.  It won't hurt to include any information. This is your chance to deflect any liability.  For example if one blind is broken in your Galleria apartments, you will want to indicate that. Or if there paint is chipped in a certain spot in the ceiling of the living room, it might be a good idea to add that as well.

    When you move out of your Houston Galleria apartments, then the maintenance crew will compare your itemized form against anything in the apartment home that is damaged. Many renters don't even bother to turn the form it. It may take a total of 10-15 minutes to fill out the form in its entirety and you may live there for at least a year.

  • Go Green In Your Next Apartment in League City, TX

    League City, TX and in fact the area around Clear Lake has become a widely sought location for apartment living. Several new luxury apartment communities around the area have opened in the last few years as more and more renters and home buyers desire a waterfront locations.

    When you are searching for your next apartment you might want to know that many apartment homes are now much more environmentally friendly. Apartments now are installing "green" rated appliances includes dishwashers and refrigerators. They will use less energy than conventional appliances in older non-upgraded appliances. This also goes for washer and dryers too.

    It is no reason why apartment locators do most of their business in the inner loop areas of Houston, TX. This section of Houston has one of the highest concentration of apartment units in the entire city and easily grosses the highest rents in the city as well per square foot. New apartment communities seem to be popping up in this area as developers and management companies want to fetch as much money as possible.

    Everyone from working professionals, to students who attend one of the universities in the area are candidates for apartment in the inner loop. The new apartment communities boast high end luxurious and amenities that sport state of the art appliances, floors, and finishing touches that many renters are not familiar with. There are a few newer apartment communities that definitely deserve attention as possible candidates for your next apartment search. These apartments are on the higher end of the spectrum and will have three items in common.

    The apartment homes will have a great location, boast high end interiors, and offer you a wonderful experience.

    One of the newest properties for rent is The Belle Meade at River Oaks. Market rents for these apartment homes will start near $2000. However, in this economy concessions will most likely be offered. Expect one or two months free. Residents will be located near the Upper Kirby/River Oaks areas. Fine shopping and dining of course will be just outside your doorstep. 

    Another community that deserves your attention is 2121 Mid Lane apartments. This community is just inside the loop and minutes from Highland Village and the Galleria mall. New construction brings excitement and increases value in the community.

    Other apts that consider your attention include Bellaire apartments. There are many to choose from and the price is a little bit less expensive. You still get the great location though, which many people desire today.

    If you are looking for the best apartment specials there are a few key tactics you will want to use. Of course you don't want to pay more than you have to.  But if are not an expert and you need to make a decision fairly quickly, there are some techniques you can use to help you out.

    1) Everybody knows about the apartmentguide handbook you can pickup from the grocery store. This will show most popular apartment homes and break them down by area. The is not exact but it is a great place to start. And as you know, pictures can never justify the real thing.

    2)  Contact at lease 2 different apartment locators. They are usually very familiar with the areas in a city you may be searching for. Make sure and ask how they are compensated. Many of them are free while others may charge a fee. The reason you should use 2 is just in case one knows more than the other. They can also give you some great ideas.

    3) The Internet will have a variety of resources. For example you can type Dallas apartments in your favorite Internet search browser. You will then have many choice to choose from. You can narrow down your search from there. You can even find websites that will break apartments down into specific areas. For example if you are searching for Woodlands Tx apartments you will have a variety of choices at your fingertips.

    4) Finally, driving around can always be a wise decision. Once you have narrowed down your search area you can drive around and see what apartment communities may be in your area.
